Tenants

Viewings

If we hold the keys, viewings can usually be arranged at short notice, during the day, early evenings or on Saturdays. Otherwise we will liaise with the landlord or existing tenant to find a convenient time. If you see a property which interests you please call us immediately as some properties go very quickly.

Tenancy Application

Holding deposit is one week's rent and is considered an initial instalment as it contributes towards the total move-in monies (one months' rent in advanced and five weeks deposit (if the rent is less than £50,000 per year) or six weeks deposit (if the rent is more than £50,000 per year)). Once this payment has been received along with a signed Confirmation To Let, the property will be placed under offer. Once your offer is accepted by the Landlord, the referencing process shall begin.

The holding deposit is non-refundable if any relevant person (including any guarantor(s)) withdraw from the tenancy, fails to proceed for any reason, or if the tenancy fails to proceed due to inaccurate information provided in the tenancy application/referencing, fail a Right-to-Rent check, provide materially false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Payment of these fees can be made by BACS/Bank transfer/credit or debit card. If the offer is rejected by the Landlord then the tenant will be offered a refund or chance to re-negotiate. Refunds can take up to 10 working days to clear.

Before you move in

Tenants must complete all referencing required and pay the total move in monies 3-5 working days before moving in (one month rent in advanced, five/six weeks deposit).

End of tenancy

Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.

References

Your Property Consultant will have provided you with a reference application form. Please email a completed copy either to your consultant or directly to referencing@nextdoorproperties.co.uk.

In order to meet our referencing criteria, you will need:

  • To provide us with proof of address (council tax statement/utility bill with address etc).
  • To provide us with photographic proof of ID in colour (Passport).
  • Previous Landlord Reference

If you are working, you will also need:

  • To provide us with 2 proofs of income (employment reference from your employer confirming your salary/most recent 3 months bank statements/ most recent 3 months payslips). Please note: If out referencing criteria cannot be met then you need to provide us with a UK based guarantor (must be a UK homeowner). Guarantors will need to provide us with Proof of I.D, Proof of Income, Proof of address and a signed Covenant Form.

If you are a student you will also need:

  • To provide us with proof of being a student (university letter/student I.D card/student loan statement)
  • To provide us with a UK based guarantor (must be a UK homeowner)

Please note: Guarantors will need to provide us with Proof of I.D, Proof of Income, Proof of address and a signed Covenant Form.

Rent

Rents are quoted on a calendar monthly basis. Rents are paid monthly, in advance, by standing order. The first month's rent is paid in cleared funds three working days before the day that you sign the tenancy agreement.

Deposit

A deposit equivalent to five weeks deposit (if the rent is less than £50,000 per year) or six weeks deposit (if the rent is more than £50,000 per year) is taken to cover any breakages, dilapidations or deductions due. If we manage the property then the deposit will be held by Deposit Protection Scheme (DPS) until the end of the tenancy, and is returned within 14 days of the tenancy ending provided there are no damages etc. The deposit is paid in cleared funds three working days before the day that you sign the tenancy agreement.

Other fees and charges

Replacement tenancy fee £50 (inc. VAT) per agreed variation) payable at the time of each replacement and is subject to the Landlords approval. Referencing the whole party including any guarantors (identity, VISA status, financial credit checks, current/previous employer checks, current/previous Landlord checks and any other relevant information to access affordability).

Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Keys

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
