Reservation fee is £500 for properties under £415.38 per week/£1800 per month, or £1000 for properties at £415.38 per week/ £1800 per month or above and is considered an initial instalment as it contributes towards the total move-in monies (one month rent in advanced, six weeks deposit and 1 week's rent (+ VAT) set up fee). Once this payment has been received along with a signed Confirmation To Let, the property will be placed under offer. Once your offer is accepted by the Landlord, the referencing process shall begin.
The reservation fee is non-refundable if the tenant pulls out, fails to proceed for any reason, or if the tenancy fails to proceed due to inaccurate information provided in the tenancy application/referencing. Payment of these fees can be made by cash or credit/debit card. Credit card payments incur a 2% surcharge. There is no charge for using a debit card. If the offer is rejected by the Landlord then the tenant will be offered a refund or chance to re-negotiate. Refunds can take up to 10 working days to clear.
Tenants must complete all referencing required and pay the total move in monies 3-5 working days before moving in (one month rent in advanced, six weeks deposit and set up fee). Set up fee (per property) is relative to the rental amount of the property and is equal to 1 weeks rent + VAT. This includes, but is not limited to referencing the whole party including any guarantors (identity, VISA status, financial credit checks, current/previous employer checks, current/previous Landlord checks and any other relevant information to access affordability), negotiating the tenancy and drawing up contracts.
Renewal fee (per property) £60 (inc VAT). Agreeing terms of new contract, amending and updating and arranging further tenancy agreement.
The Landlord pays for the Check In at the start of the tenancy. The tenants pay for the Check Out at the end of the tenancy (if applicable). Check Out prices are as follows:
|Studio / 1 Bed||£120.00 (inc VAT)|
|2 Bed / 2 Bed 2 Rec||£132.00 (inc VAT)|
|3 Bed / 3 Bed 2 Rec||£144.00 (inc VAT)|
|4 Bed/ 4 Bed 2 Rec||£180.00 (inc VAT)|
|5 Bed +||£204.00 (inc VAT)|
Cleaning costs at the end of the tenancy. This cost varies and is dependent on the size of the property and which company you choose. We strongly recommend you choose an 'End of Tenancy' clean option and ask the company of any guarantees on their work.
Replacement tenancy fee £210 (inc VAT) payable at the time of each replacement and is subject to the Landlords approval. Referencing the whole party including any guarantors (identity, VISA status, financial credit checks, current/previous employer checks, current/previous Landlord checks and any other relevant information to access affordability).
